69-79 William Street, Newburgh
In December 2023, Bronx Pro acquired 69-79 William St in Newburgh, NY, in partnership with Safe Harbors of the Hudson, the leading social services and community development nonprofit in the region. The proposed project includes a new construction of a 5-story building and substantial rehabilitation of two historic 3-story buildings on the site with 55 units of supportive and low-income housing. The site will also include on-site social services provided by Independent Living, a superintendent unit, and outdoor passive recreation areas for residents.

NYCHA Saint Nicholas Houses Comprehensive Modernization
In March 2024, Saint Nicholas Revitalization Partners (SNRP) – a partnership between Bronx Pro Group and Douglaston Development – was awarded the largest design-build contract in NYCHA’s history. SNRP will perform over $477 million in renovation work at Saint Nicholas Houses in Harlem through NYCHA’s Comprehensive Modernization program. The renovations include all new plumbing, upgraded electric, façade upgrades for enhanced energy efficiency, new laundry facilities, and new interior finishes. The buildings will also transition from their existing steam-based heating to electric heating and cooling. These capital improvements will impact over 3,300 residents living in 1,526 apartments across 13 buildings. Construction will be phased over the course of four years, with residents relocated for a period of nine months as their buildings receive these long-awaited and much-needed upgrades. In addition to ownership and participation in the construction, Bronx Pro is leading the project’s resident engagement activities to ensure residents are informed and involved throughout the process from design to construction completion.

Murphy Private Preservation
Bronx Pro Group, in partnership with MDG Design + Construction, Settlement Housing Fund, and Wavecrest Management, will renovate a NYCHA scattered site consisting of 850 units across eight different developments through the PACT Program. As part of the development process, the project will convert from Section 9 to Section 8 housing, leveraging new income streams to finance a comprehensive renovation of portfolio including brand new apartments, building systems upgrades as well as provide improvements to the sites’ security, waste management systems, and landscaping.

Murphy Private New Construction
Bronx Pro Group, in partnership with MDG Design + Construction, Settlement Housing Fund, and Wavecrest Management will construct an approximately 221-unit all-electric affordable housing development on NYCHA-owned land in the Charlotte Gardens neighborhood of the Bronx. The project will also include new green space for the surrounding community. It is anticipated this project will be financing through the HPD ELLA program with tax-exempt bonds and 4% LIHTC.

Fountain House
Bronx Pro Group, in partnership with Fountain House, will construct an approximately 249-unit all-electric affordable housing development on both privately-owned and NYCHA-owned land in the Melrose neighborhood of the Bronx. The building will include a new clubhouse for Fountain House, where they will provide programs for their members with mental health disabilities. It is anticipated that 50-60% of the units will be supportive housing for residents with severe mental illness. The project will be financed with tax-exempt bonds and 4% LIHTC.

1770 Jerome
Bronx Pro Group, in partnership with S:US will develop the site as a supportive, senior housing project. The partners acquired the site through a private sale in October 2024, with acquisition and predevelopment financing provided by the Corporation for Supportive Housing. The site is located in the Jerome Avenue rezoning corridor, adjacent to the Subway station and directly across from 1769 Jerome Avenue, another affordable housing residence built in partnership between S:US and Bronx Pro. The project anticipates financing through HPD’s SARA program as well as to generate NYS’s Brownfield Cleanup tax credits. Initial design studies indicate the site will hold 188 units of affordable and supportive housing for low-income seniors, as well as approximately 6,000 SF of retail. Curtis + Ginsberg Architects will design the project and S:US will provide on-site social services to the residents.
